Mortgage Loan Processor

Performance Financial, Inc. dba Pacific Mortgage Funding Division is seeking a highly motivated, relationship-oriented and experienced Mortgage Loan Processor to join our team.

  • Obtain and assemble complete loan package. Verify all required documentation (pre- underwrite) in the file.
  • Verify the application (1003) and the transmittal (1008) are complete and accurate. Review submitted documentation and identify any potential issues.
  • Review initial disclosures GFE / TIL / LE / CD for TRID Compliant
  • Perform a thorough review and analysis of borrower’s credit, employment, income and assets as required by the particular program before submitting the file to the underwriter including; calculating income, identifying any requirements for source of funds; VOE’s and supporting documentation requirements for preliminary needs list.
  • Directly communicate with Loan Originator, Escrow Offices, Title Officers, Real Estate Agents and if applicable, borrowers in writing and/or by telephone in order to obtain initial and missing documentation required to qualify for the loan, including but not limited to income information, asset information, credit authorization, trust agreements, purchase agreements, etc.
  • Review loans for compliance within RESPA, TRID, HMDA, Reg. B, etc. (all mortgage related regulations).
  • Communicate with various companies to obtain Property Survey, Flood Certificate, Title Commitment, and payoff information.
  • Manage pipeline within allotted turn-around times. Assist set-up of loans.
  • Document all communication related to the loan application in the conversation log.
  • Assist closing obtain and clear outstanding suspense items as needed.
  • Performs such other duties as required.

  • Math Skills: A Loan Processor must be able to analyze and calculate credit scores and other duties that may require Math deduction skills and the ability to calculate figures and amount such as: discounts, interest, and percentages.
  • Current experience with both Conventional and Government Loans
  • Comprehension of investor guidelines
  • Basic knowledge of Microsoft Office Suite (Outlook, Word, and Excel)
Language Skills :
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and government regulations. Ability to report and effectively present information and respond to questions from managers, clients, customers, and others as it relates to the area of workflow process.
Education :
Enroll and participate in any Encompass® assigned courses along with individual coursework assigned by the Operations Manager or HR Liaison. A successful candidate is expected to complete all assigned coursework in the allotted time frame. Additional (supplemental) will be delivered in a variety of platforms from Encompass pre-recorded course work, webinars, hosted company webinars, bi-weekly Operations meetings, handouts, tools, and resources related to your position.
Mathematical Skills :
Ability to calculate figures and amounts such as discounts, interest, and percentages.
Reasoning Ability :
Demonstrate consistently to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. To interpret a variety of instructions furnished in written, oral, diagram, or scheduled form.
Work Environment :
The work environment characteristics are fast paced and very high demanding. A successful candidate must have the ability to manage their time, meet time sensitive demands, and take directions from multiple entities.
